Urban Combined Sewer Risk & Historic Foundation Seepage Addressed

Irvington Township’s dense Essex County urban community — established rowhouses, two-family homes, and older colonials throughout the township’s compact residential footprint — presents the urban waterproofing environment where aging combined sewer infrastructure, high impervious surface runoff concentration, and the progressive porosity of Irvington’s established older housing stock create the layered basement moisture challenge that this community’s homeowners navigate during every significant Essex County storm season.
At A1 Everlast, we understand that maintaining a dry basement in Irvington comes with its own unique set of challenges. Irvington’s dense urban development routes precipitation from compact lots directly to drainage systems and foundation perimeters at the concentrated rates that high impervious surface coverage generates — while the township’s older masonry foundations increasingly admit that concentrated moisture through the progressive mortar joint deterioration that decades of urban moisture cycling creates in these established structures. Whether you are dealing with seasonal flooding in Essex County or persistent dampness in your crawl space, water intrusion can compromise your home’s structural integrity and air quality. Our team has spent over 50 years helping local homeowners keep their foundations dry and secure through every New Jersey storm.

Advanced Interior & Exterior Water Drainage Systems

Left unaddressed, pooling water near a foundation slowly works its way through even solid masonry over time and years. A1 Everlast stops that process early with interior perimeter drains, exterior French drains, and properly directed downspouts.

Interior French Drains

We install perforated piping beneath Irvington basement floors that intercepts groundwater infiltrating through porous older masonry foundations under the runoff-concentrated soil pressure that dense urban development creates during major Essex County storm events — providing continuous discharge before concentrated moisture reaches the basement floor surface through deteriorated foundation pathways.

Exterior French Drains

These curtain drains reduce the runoff-driven soil saturation around Irvington’s compact foundation perimeters during Essex County’s intense storm seasons — intercepting the concentrated surface runoff that high impervious lot coverage generates before it saturates the limited soil adjacent to aging foundation walls already compromised by progressive mortar deterioration.

Channel Drains

For Irvington’s urban residential properties where compact driveways and surfaces concentrate runoff directly toward foundation perimeters during intense storm events, channel drains provide effective first-line interception of the concentrated surface flow that dense urban lot configurations produce during Essex County’s most significant rain events.

Total Basement & Foundation Waterproofing Solutions

Groundwater pressure against a foundation increases with rainfall and seasonal water table changes throughout the year. A1 Everlast accounts for that variability with exterior waterproof membranes and interior sealants engineered for consistency.

Basement Waterproofing Services

We apply crystalline sealants compatible with Irvington’s older brick and block foundation construction — penetrating the progressive mortar joint porosity that decades of Essex County moisture cycling has developed in these established urban foundations, creating interior moisture barriers that address the groundwater infiltration component of Irvington’s basement moisture challenge.

Foundation Waterproofing Services

For Irvington homes where aging foundation porosity and urban runoff concentration have driven significant moisture infiltration, exterior rubberized membrane application — following compatible masonry restoration — provides the comprehensive exterior barrier appropriate for deteriorated older foundations in this dense Essex County community.

Masonry Services for Waterproofing

Irvington’s older residential foundations require structural assessment for the mortar joint deterioration and crack development that decades of urban moisture cycling and freeze-thaw stress produce — conditions needing professional repair before any waterproofing treatment provides lasting protection against continued seasonal pressure.

Crawl Space Management, Sump Pumps & Egress Services

Structural wood rot often begins in a crawl space long before homeowners notice any visible signs upstairs. A1 Everlast intervenes early with vapor barrier installation, dependable sump pumps, and code-compliant egress windows.
waterproofing icon

Crawl Space Encapsulation

We install high-mil vapor barriers in Irvington crawl spaces that seal seasonal soil moisture from migrating into structural wood — protecting floor framing from the chronic humidity that Essex County’s wet seasons create in the unprotected sub-floor spaces of Irvington’s established urban residential properties.
waterproofing icon

Sump Pumps

We install primary and battery-backup sump systems for Irvington homes — ensuring capacity appropriate for the runoff-concentrated groundwater volumes that dense urban development delivers to foundation perimeters during major Essex County storm events, with battery backup providing continuous protection through associated power disruptions.
waterproofing icon

Window Wells & Egress Windows

Fire safety codes exist for a genuine reason, and undersized basement windows fail to meet that safety standard in most older homes. A1 Everlast installs larger, code-compliant egress windows and pairs them with properly drained window wells.

Frequently Asked Questions

How does Irvington's combined sewer system contribute to basement flooding during major Essex County storms?
Irvington’s older residential neighborhoods are served by combined sewer infrastructure that carries both sanitary sewage and stormwater in the same underground pipes. During major Essex County storm events when stormwater input temporarily exceeds system capacity, the pressurized combined water reverses through the lateral sewer connections into basements — entering through floor drains, laundry sink connections, and toilet bases with the contaminated combined sewage-stormwater mixture. This sewer backflow pathway bypasses foundation waterproofing entirely because the water enters through the plumbing system rather than through the foundation walls. Backwater valve installation on the sewer lateral physically blocks this reverse-flow pathway and is the specific component that addresses the sewer backflow mechanism.
Irvington’s compact residential lots have significantly higher impervious fractions than suburban assumptions — minimal lawn area, with rooftops and paved surfaces routing most precipitation directly to drainage systems and foundation perimeters. During major Essex County storm events, this concentrated runoff from dense urban lots creates foundation pressure from accumulated concentrated discharge rather than from gradual soil percolation. The same storm event that a suburban Essex County property manages through soil absorption becomes a concentrated runoff event in Irvington’s compact urban lots — requiring drainage capacity calibrated for the actual concentrated volumes these lots generate rather than the standard suburban specifications designed for lower impervious environments.
Our waterproofing scope — interior drain tile, sump pump, crystalline treatment — addresses the groundwater infiltration component of Irvington’s basement moisture challenge directly. Backwater valve installation on the sewer lateral requires a licensed plumber for the sewer connection work, which we coordinate for Irvington homeowners who need both components addressed. We provide clear scope delineation — identifying what we install directly versus what requires plumbing contractor coordination — and facilitate that coordination so homeowners receive complete dual-mechanism protection through a managed process.
Irvington’s mid-century and earlier foundation construction used mortar formulations and block mix designs with higher initial porosity than modern poured concrete. The mortar joints between blocks and bricks provide the primary moisture pathway, and decades of seasonal freeze-thaw cycling progressively widen these joints as ice expansion during freezing opens the mortar pore structure. Each wet season, this widening mortar network admits moisture at slightly higher rates than the previous season — the progressive porosity development that makes Irvington’s oldest foundations the most vulnerable to the concentrated urban runoff that dense development generates during major Essex County storms.
Yes — Irvington’s housing stock includes significant two-family and small multi-unit residential inventory, and we provide the full waterproofing service range for all residential property types. Multi-unit properties require coordination with multiple households for access scheduling, assessment of shared foundation conditions affecting multiple units, and documentation appropriate for both owner and tenant units — all standard considerations in our Irvington multi-family project planning.

Irvington Township Trusts Our Team's 50 Combined Years of Waterproofing Field Experience

Irvington’s combined sewer infrastructure — serving the township’s older residential neighborhoods with the legacy combined sanitary and stormwater system common in Essex County’s most historically developed municipalities — creates the sewer backflow risk during peak storm events that compounds the foundation groundwater infiltration problem for many Irvington homeowners. When the combined sewer system surcharges during major Essex County storms, pressurized water can reverse through basement floor drains and sewer lateral connections — a pathway that bypass waterproofing drain tile and sump systems entirely. Identifying whether the sewer backflow pathway is an active contributor to a specific Irvington property’s basement flooding, and addressing it with backwater valve installation alongside foundation waterproofing, is the complete solution that A1 Everlast consistently provides in Irvington’s combined sewer neighborhoods.
The urban runoff concentration expertise is equally important — Irvington’s dense residential development amplifies foundation pressure from impervious surfaces to levels that suburban residential waterproofing specifications consistently underestimate. Every project is fully warranted and completed by licensed, insured professionals with same-day and next-day estimates available.

Back in 2020 A1 Everlast demo’d my dad’s front stairs and rebuilt a beautiful stone porch & set of stairs in its place. They were a great bunch of guys knowledgeable, kind, quick & skilled. Unfortunately due to the weather & a lot of rain the stairs sustained a little damage. Since my dad passed away in 2024 I reached out to Tim to inquire about the 10yr warranty they had given for their workmanship. I can’t say enough about Tim. He was so apologetic & went to work right away to resolve the problems we were encountering. All while he himself was dealing w/ a private health issue within his family. Thank you Tim for everything I highly recommend A1 Everlast for all concrete and stair/porch work! They are #1

We had a great experience with A1 Everlast. They rebuilt our fireplace box, installed a new liner, and added a new crown, and everything was done with excellent attention to detail. John was especially attentive throughout the process and made everything feel simple and stress-free.

The team was very professional, respectful, and easy to work with. We also really appreciated how quickly they were able to get started—coming out the very next day after inspecting our chimney.

Overall, we’re extremely happy with the quality of the work and would highly recommend A1 Everlast to anyone needing chimney repairs or restoration!

If you are looking for a contracting company that actually delivers on its promises, look no further than A1 Everlast. From start to finish, my experience was nothing short of exceptional, and that is largely thanks to Anthony.
In an industry where it’s hard to find people you can trust, Anthony is a breath of fresh air. His professionalism was evident from our very first meeting; he arrived on time, respected my property, and communicated clearly throughout the entire process. What impressed me most was his depth of knowledge. He didn't just give me a quote; he took the time to explain the technical aspects of the job, offered intelligent solutions for my specific needs, and ensured I understood exactly what was being done and why.
Perhaps most importantly, Anthony operates with a level of honesty that is rare to find. A number of contractors I've come across in my years of being a real estate investor have attempted to fabricate issues just to secure a job to perform. It was intuitively clear to me that after speaking with Anthony this was not the case. His assessment was genuine and tailored to my specific needs. Words cannot explain how pleased and satsified I am in dealing with A1. To many more, thanks Everlast and just as importantly thank you Anthony!

We had Bob come and take a look at our chimney and roof as we are first time home buyers and wanted to ensure the chimney was in working order. we also noticed with our roof a small soft spot on our ceiling that he was able to find out that there was a small portion on our roof that needed some work to stop the issue. He was personable, professional, and ensured that all our questions were answered/ satisfied. 10/10 would recommend giving Bob a call!

Very responsive, professional, and punctual team. I called Anthony in the morning, he was at the house that same afternoon, and had workers on site by 9 a.m. the following day to repair a gas/carbon monoxide leak. He estimated the job would be done by 3 p.m., and it was completed by 1:30. Highly recommend them — 100%.

Chimney repair due to water damage and age. They also installed a new damper. Timmy, Carlos, and Victor were all excellent. They did the job with excellence and they did it quickly. From the time I called to the time they signed the contract was quick, the price was reasonable, and they were just a pleasure to work with. Once we signed the contract, they arrived to do the job as scheduled only days later. They were on time. They were polite and courteous. They did a great job and cleaned up very neatly afterwards. No hassles.
