Riverine Flood Risk & Historic Masonry Foundation Porosity Addressed

Garfield City’s position along the Passaic River in Bergen County creates the dual waterproofing challenge that river-corridor urban communities consistently present — active riverine flood risk that elevates water tables in adjacent residential sections during major storm events, combined with the porous historic masonry foundations of Garfield’s established urban housing stock that transmit moisture at rates well beyond what more recent foundation construction would produce under the same groundwater conditions.
The crew at A1 Everlast knows that maintaining a dry basement in Garfield involves combating aggressive Passaic River flood behavior. Rapid water table rises during major storm events easily overwhelm standard single-pump waterproofing installations, while the town’s older, aging masonry foundations have become progressively more porous, absorbing and transmitting river-adjacent moisture at increasingly high rates with each passing decade. Whether you are dealing with seasonal flooding in Bergen County or persistent dampness in your crawl space, water intrusion can compromise your home’s structural integrity and air quality. Our skilled technicians pool fifty years of collective team experience to safeguard local foundations throughout heavy New Jersey storms.

Advanced Interior & Exterior Water Drainage Systems

Poor grading or high water tables cause water to pool against your foundation. True protection requires managing this flow using strategic exterior drainage alongside interior systems before pressure damages walls.

Interior French Drains

We install perforated piping beneath Garfield basement floors sized for the river-event groundwater volumes that Passaic River water table rise delivers to the borough’s most flood-adjacent residential sections — providing continuous discharge capacity for both flood-event peaks and the sustained elevated water table that persists after Passaic River events recede.

Exterior French Drains

These curtain drains reduce the surface water contribution to Garfield’s foundation moisture conditions during Passaic River flooding events — intercepting the above-grade sheet flow that accompanies major river events and reducing the multi-directional foundation pressure that flood conditions apply simultaneously from above and below.

Channel Drains

For Garfield’s urban residential properties where compact lot configurations and impervious surface coverage direct runoff toward historic masonry foundation perimeters during intense storm events, channel drains intercept surface flow before it adds to the elevated groundwater pressure that river flood events simultaneously create below.

Total Basement & Foundation Waterproofing Solutions

Because underground water pressure builds up relentlessly, moisture pushes right through thick concrete. Our specialists deliver commercial grade protective sealants that successfully defend your foundation externally.

Basement Waterproofing Services

Tailored for Garfield’s brick and block foundations, our specialized sealants penetrate the progressive masonry porosity caused by decades of Passaic River moisture cycling. This advanced barrier seals critical wall-to-floor surfaces where river-adjacent groundwater seepage routinely occurs.
waterproofing icon

Foundation Waterproofing Services

For Garfield homes where combined river flood exposure and historic masonry porosity has driven significant moisture infiltration, exterior rubberized membrane application — following appropriate masonry restoration — provides the comprehensive exterior barrier that stops river-adjacent groundwater before it contacts the porous historic foundation material.

Masonry Services for Waterproofing

Repeated Passaic River flood cycles create the mortar erosion, crack development, and brick face deterioration in Garfield’s historic foundations that require professional restoration before any waterproofing treatment can provide lasting protection against subsequent river events.

Crawl Space Management, Sump Pumps & Egress Services

Trapped humidity beneath your foundation triggers structural wood decay and ruined air quality. Our team controls these crawl spaces utilizing modern mechanical and structural enhancements.
waterproofing icon

Crawl Space Encapsulation

We install high-mil vapor barriers in Garfield crawl spaces that prevent the elevated Passaic River corridor soil moisture from migrating into structural wood — protecting floor framing from the chronic humidity that river-adjacent terrain maintains in unprotected sub-floor spaces throughout Bergen County’s wet seasons.
waterproofing icon

Sump Pumps

We install primary and battery-backup sump systems sized for Garfield’s Passaic River flood-event volumes — with battery backup providing continuous protection through the power outages that accompany the major storm events driving Passaic River flooding, when Garfield’s flood risk and utility power disruption risk are simultaneously elevated.

Window Wells & Egress Windows

We install properly drained window wells and egress windows for Garfield’s residential properties — managing surface moisture at below-grade openings while providing the emergency egress capability that current building standards require and that Garfield’s flood-risk environment makes especially relevant.

FAQs Asked About Waterproofing in Garfield City

Get answers to common questions about our services.

How does the Passaic River's flood behavior specifically affect groundwater conditions in Garfield's residential sections?
The Passaic River and its tributaries maintain hydrological communication with the groundwater in surrounding soil — when the river rises during major Bergen County storm events, the water table in adjacent Garfield residential sections rises correspondingly, even in properties not directly in the river’s overflow path. This water table rise creates foundation pressure from below and from the sides simultaneously, overwhelming standard residential pump systems in Garfield’s most river-adjacent sections at the same time that river-level surface flooding may be producing additional above-grade water entry. The combination produces basement flooding conditions that single-mechanism waterproofing approaches cannot adequately address.
Repeated flood cycles subject Garfield’s historic masonry foundations to the sustained wetting and drying that is among the most damaging weathering conditions for cement and lime mortars. During wetting, moisture penetrates deep into mortar joints. During drying, evaporation concentrates dissolved minerals at the drying front within the mortar, depositing crystallized salts that physically expand and progressively open the mortar pore structure. This efflorescence cycle repeats with each flood event, cumulatively enlarging the mortar pore network and widening any existing cracks — making each successive flood more easily admitted than the previous one through the same foundation wall section.
Yes — properly engineered waterproofing systems significantly reduce basement flooding during flood events within the system’s design capacity, even in active flood risk communities like Garfield. The investment return is measured in avoided remediation costs from prevented flooding events — personal property losses, structural drying costs, mold remediation, and temporary displacement — that a properly sized system prevents. The key is accurate flood-event capacity specification: a system sized for the actual Passaic River flood volumes Garfield’s specific location generates provides meaningful protection; a system undersized for these volumes provides false confidence that fails when it matters most.
Yes — our Garfield assessments evaluate both conditions simultaneously and produce integrated scope recommendations that address masonry restoration and waterproofing system installation as a coordinated project. Masonry restoration — mortar repointing, crack injection, surface consolidation — precedes waterproofing treatment application as standard sequencing in our Garfield historic foundation projects, ensuring that the treatment is applied to a restored, stable masonry substrate rather than to the deteriorated surface that flood-cycle damage has produced. Both scopes are included in our Garfield estimate documentation with clear sequencing and warranty coverage.
We provide same-day and next-day emergency assessment for Garfield homeowners with active water infiltration during Passaic River flooding events — deploying emergency protective measures where warranted and providing immediate documentation of flood-event damage for insurance purposes. For Garfield homeowners who have experienced a flooding event without existing waterproofing systems, our post-event assessment documents the damage, identifies the flood-specific entry mechanisms, and develops the waterproofing scope that addresses those mechanisms before the next event.

Secure Garfield City Foundations

Garfield’s combination of Passaic River flood exposure and historic masonry foundation porosity creates the specific compound condition where each factor amplifies the other — the river floods that produce the highest groundwater volumes are delivered to the most porous foundation materials, creating the most severe basement flooding conditions at precisely the intersection of maximum flood intensity and maximum foundation vulnerability. A1 Everlast has served Bergen County’s Passaic River corridor urban communities for over 50 years, understanding that effective Garfield waterproofing must address both the flood-event volume management and the historic masonry restoration that reduces foundation porosity before waterproofing treatment can provide lasting protection.
The masonry restoration prerequisite is particularly consequential in Garfield — applying waterproofing treatment to a Passaic River flood-damaged foundation without first restoring the mortar erosion and crack conditions that repeated flood cycles have created produces temporary results that fail with the next major event, because the structural openings that water forces through during floods cannot be sealed while those structural conditions remain active. Our Garfield assessments document foundation condition comprehensively before any treatment recommendation and incorporate masonry restoration as standard prerequisite scope where the flood-cycle damage warrants it. Every project is fully warranted and completed by licensed, insured professionals with same-day and next-day estimates available.

Back in 2020 A1 Everlast demo’d my dad’s front stairs and rebuilt a beautiful stone porch & set of stairs in its place. They were a great bunch of guys knowledgeable, kind, quick & skilled. Unfortunately due to the weather & a lot of rain the stairs sustained a little damage. Since my dad passed away in 2024 I reached out to Tim to inquire about the 10yr warranty they had given for their workmanship. I can’t say enough about Tim. He was so apologetic & went to work right away to resolve the problems we were encountering. All while he himself was dealing w/ a private health issue within his family. Thank you Tim for everything I highly recommend A1 Everlast for all concrete and stair/porch work! They are #1

We had a great experience with A1 Everlast. They rebuilt our fireplace box, installed a new liner, and added a new crown, and everything was done with excellent attention to detail. John was especially attentive throughout the process and made everything feel simple and stress-free.

The team was very professional, respectful, and easy to work with. We also really appreciated how quickly they were able to get started—coming out the very next day after inspecting our chimney.

Overall, we’re extremely happy with the quality of the work and would highly recommend A1 Everlast to anyone needing chimney repairs or restoration!

If you are looking for a contracting company that actually delivers on its promises, look no further than A1 Everlast. From start to finish, my experience was nothing short of exceptional, and that is largely thanks to Anthony.
In an industry where it’s hard to find people you can trust, Anthony is a breath of fresh air. His professionalism was evident from our very first meeting; he arrived on time, respected my property, and communicated clearly throughout the entire process. What impressed me most was his depth of knowledge. He didn't just give me a quote; he took the time to explain the technical aspects of the job, offered intelligent solutions for my specific needs, and ensured I understood exactly what was being done and why.
Perhaps most importantly, Anthony operates with a level of honesty that is rare to find. A number of contractors I've come across in my years of being a real estate investor have attempted to fabricate issues just to secure a job to perform. It was intuitively clear to me that after speaking with Anthony this was not the case. His assessment was genuine and tailored to my specific needs. Words cannot explain how pleased and satsified I am in dealing with A1. To many more, thanks Everlast and just as importantly thank you Anthony!

We had Bob come and take a look at our chimney and roof as we are first time home buyers and wanted to ensure the chimney was in working order. we also noticed with our roof a small soft spot on our ceiling that he was able to find out that there was a small portion on our roof that needed some work to stop the issue. He was personable, professional, and ensured that all our questions were answered/ satisfied. 10/10 would recommend giving Bob a call!

Very responsive, professional, and punctual team. I called Anthony in the morning, he was at the house that same afternoon, and had workers on site by 9 a.m. the following day to repair a gas/carbon monoxide leak. He estimated the job would be done by 3 p.m., and it was completed by 1:30. Highly recommend them — 100%.

Chimney repair due to water damage and age. They also installed a new damper. Timmy, Carlos, and Victor were all excellent. They did the job with excellence and they did it quickly. From the time I called to the time they signed the contract was quick, the price was reasonable, and they were just a pleasure to work with. Once we signed the contract, they arrived to do the job as scheduled only days later. They were on time. They were polite and courteous. They did a great job and cleaned up very neatly afterwards. No hassles.
