Passaic River Sewer Surcharge & Historic Masonry Foundation Sealing

Passaic City’s dense urban position along the Passaic River creates the compound basement flooding challenge that river-corridor urban communities consistently face at their most acute — combined sewer surcharge during major storm events that pushes pressurized sewage back through basement floor drains, alongside historic masonry foundation seepage as the city’s older residential building stock admits Passaic River-adjacent groundwater through the progressive porosity that generations of river moisture cycling has produced in these established foundations.
At A1 Everlast, we understand that maintaining a dry basement in Passaic City comes with its own unique set of challenges. The Passaic River’s flood behavior during major storm events elevates the water table throughout the city’s residential sections simultaneously with the combined sewer system’s overload — creating a scenario where basement water enters from both the foundation walls below and the sewer connections in the floor above, requiring solutions addressing both pathways independently rather than treating one while leaving the other active. Whether you are dealing with seasonal flooding in Passaic County or persistent dampness in your crawl space, water intrusion can compromise your home’s structural integrity and air quality. Our team has spent over 50 years helping local homeowners keep their foundations dry and secure through every New Jersey storm.

Advanced Interior & Exterior Water Drainage Systems

When water tables rise or yards are graded poorly, water collects right where foundations are most vulnerable. A1 Everlast controls that flow early, using interior drain systems, exterior French drains, and strategic downspout extensions to prevent pressure buildup.

Interior French Drains

We install perforated piping beneath Passaic City basement floors that manages the Passaic River water table groundwater infiltration through historic masonry foundations — intercepting foundation-pathway water entry before it reaches the basement floor surface, while the sewer surcharge pathway requires separate backwater valve protection through the plumbing system.

Exterior French Drains

These curtain drains reduce the soil saturation around Passaic City’s older foundation perimeters during major Passaic River storm events — lowering the exterior groundwater load on historic masonry that has been absorbing river-adjacent moisture for generations, reducing the infiltration volumes that drain systems must manage during peak flood conditions.

Channel Drains

For Passaic City’s urban residential properties where compact lot configurations concentrate surface runoff toward older masonry foundation perimeters during intense Passaic River storm events, channel drains intercept surface flow before it adds to the elevated groundwater conditions that river flooding simultaneously creates below.

Total Basement & Foundation Waterproofing Solutions

Groundwater pressure builds against foundation walls whether or not it rains, and concrete alone can’t hold it back forever. A1 Everlast installs exterior waterproof membranes and interior sealing systems for complete, lasting protection.

Basement Waterproofing Services

We apply crystalline sealants compatible with Passaic City’s historic brick and concrete block foundation construction — penetrating the progressive porosity that Passaic River moisture cycling has developed in these established urban foundations, creating interior moisture barriers at the foundation pathways through which river-adjacent groundwater enters.

Foundation Waterproofing Services

For Passaic City homes where combined Passaic River flood exposure and historic masonry porosity has driven significant moisture infiltration, exterior rubberized membrane application — following appropriate masonry restoration — provides the comprehensive exterior barrier that stops river-adjacent groundwater before it contacts the porous historic foundation material.

Masonry Services for Waterproofing

Passaic City’s historic foundations require structural assessment for the mortar erosion, crack development, and brick face deterioration that Passaic River flood cycles and decades of urban moisture exposure produce — conditions requiring professional restoration using compatible materials before waterproofing treatment holds through subsequent river events.

Crawl Space Management, Sump Pumps & Egress Services

Below-grade spaces hide real risks: mold-breeding moisture, flooding, and outdated egress that fails code. A1 Everlast installs vapor barriers, sump pump systems, and code-compliant egress windows to eliminate all three at once.
waterproofing icon

Crawl Space Encapsulation

We install high-mil vapor barriers in Passaic City crawl spaces that prevent the elevated Passaic River corridor soil moisture from migrating into structural wood — protecting floor framing from the chronic humidity that river-adjacent Passaic County terrain creates in unprotected sub-floor spaces throughout the wet season.
waterproofing icon

Sump Pumps

We install primary and battery-backup sump systems sized for Passaic City’s Passaic River flood-event groundwater volumes — managing the foundation-pathway water entry component of the city’s basement flooding while backwater valve installation addresses the sewer surcharge component through the separate plumbing pathway it requires.
waterproofing icon

Window Wells & Egress Windows

Many older basements have windows too small to serve as emergency exits, which is a serious safety and code issue. A1 Everlast installs code-compliant egress windows alongside window wells designed to drain water away instead of letting it collect.

Frequently Asked Questions

Get answers to frequently asked questions about waterproofing in Passaic City
How does the Passaic River's flood behavior create water table conditions that affect residential basements throughout the city?
When the Passaic River rises during major storm events, it exerts hydraulic pressure outward through the adjacent soil — elevating the water table in residential sections throughout Passaic City at a rate that reflects the river’s rise rather than just local precipitation percolation. Homeowners in properties that appear distant from direct river flooding may still experience water table rise to near-basement-floor elevation during major Passaic River events, creating foundation pressure from below and laterally through the groundwater connection that links river level to the surrounding water table. This sub-surface influence affects a broader portion of the city than the visible surface flood zone alone would suggest.
Passaic City’s combined sewer system carries both sanitary sewage and stormwater in the same pipes. During major storm events, stormwater input exceeds the system’s discharge capacity, pressurizing the sewer laterals connecting individual homes to the main. This pressure reverses flow in the lateral pipe, pushing combined sewer water back up through floor drains, laundry connections, and toilet bases — pathways through the plumbing system rather than through the foundation wall. This is why standard waterproofing that blocks foundation wall infiltration provides no protection against sewer surcharge; the water enters through a completely different pathway that only a backwater valve on the lateral sewer pipe can block.
Both should be addressed together where budget permits, because the two mechanisms can operate simultaneously during the same major storm events. If prioritization is necessary, sewer surcharge protection through backwater valve installation is often the more immediate priority for Passaic City homeowners whose primary flooding mechanism is floor drain backup — because even a comprehensively waterproofed foundation cannot prevent sewer surcharge water entry that bypasses the foundation entirely. Foundation waterproofing is the complementary priority for homes where foundation seepage is the primary ongoing moisture condition between major flood events.
Our waterproofing scope — interior drain tile, sump pump, crystalline treatment, exterior membrane — addresses the foundation-pathway water entry directly as our primary installation scope. Backwater valve installation on the sewer lateral requires a licensed plumber for the sewer connection work, which we coordinate for Passaic City homeowners who need both components addressed. We provide a complete scope assessment identifying both mechanisms, delineating which components we install directly and which require plumbing contractor coordination, and facilitating that coordination so homeowners receive complete dual-mechanism protection through a managed process.
Post-flood maintenance should include: sump pump performance confirmation under load after extended high-demand operation during the flood event, discharge line clearing to remove any sediment deposited during the flood-volume discharge, drain tile flushing to clear sediment that elevated flood-event groundwater volumes may have deposited in the drain channel, and backwater valve inspection to confirm the flap mechanism opens and closes freely and has not been fouled by debris from the flood event. Annual pre-flood-season assessment before each Passaic River flood-risk season is our standard recommendation for Passaic City properties to ensure all components are at full operational capacity before the next major event.

Passaic City Homeowners Rely On Our Team's 50 Pooled Years of Waterproofing Experience

Passaic City’s dual flooding mechanism — Passaic River water table through foundation walls and combined sewer surcharge through floor plumbing — is the defining waterproofing complexity for this Passaic County river-corridor urban community, and it is the specific reason that many Passaic City homeowners continue to experience basement flooding even after investing in drainage improvements that addressed only one mechanism. A1 Everlast has served Passaic County’s most complex urban waterproofing environments for over 50 years, accurately diagnosing both mechanisms and recommending solutions that address each independently. The backwater valve that prevents sewer backflow and the drain tile and sump that manage foundation infiltration work together as a complete protection system — neither alone is sufficient for Passaic City’s multi-pathway flooding challenge.
The historic masonry restoration prerequisite is equally important — applying waterproofing treatment to Passaic River flood-cycle-damaged foundations without first restoring the mortar erosion and crack conditions produces results that the next major Passaic River event undermines at the same structural pathways that inadequate restoration left active. Every project is fully warranted and completed by licensed, insured professionals with same-day and next-day estimates available.

Back in 2020 A1 Everlast demo’d my dad’s front stairs and rebuilt a beautiful stone porch & set of stairs in its place. They were a great bunch of guys knowledgeable, kind, quick & skilled. Unfortunately due to the weather & a lot of rain the stairs sustained a little damage. Since my dad passed away in 2024 I reached out to Tim to inquire about the 10yr warranty they had given for their workmanship. I can’t say enough about Tim. He was so apologetic & went to work right away to resolve the problems we were encountering. All while he himself was dealing w/ a private health issue within his family. Thank you Tim for everything I highly recommend A1 Everlast for all concrete and stair/porch work! They are #1

We had a great experience with A1 Everlast. They rebuilt our fireplace box, installed a new liner, and added a new crown, and everything was done with excellent attention to detail. John was especially attentive throughout the process and made everything feel simple and stress-free.

The team was very professional, respectful, and easy to work with. We also really appreciated how quickly they were able to get started—coming out the very next day after inspecting our chimney.

Overall, we’re extremely happy with the quality of the work and would highly recommend A1 Everlast to anyone needing chimney repairs or restoration!

If you are looking for a contracting company that actually delivers on its promises, look no further than A1 Everlast. From start to finish, my experience was nothing short of exceptional, and that is largely thanks to Anthony.
In an industry where it’s hard to find people you can trust, Anthony is a breath of fresh air. His professionalism was evident from our very first meeting; he arrived on time, respected my property, and communicated clearly throughout the entire process. What impressed me most was his depth of knowledge. He didn't just give me a quote; he took the time to explain the technical aspects of the job, offered intelligent solutions for my specific needs, and ensured I understood exactly what was being done and why.
Perhaps most importantly, Anthony operates with a level of honesty that is rare to find. A number of contractors I've come across in my years of being a real estate investor have attempted to fabricate issues just to secure a job to perform. It was intuitively clear to me that after speaking with Anthony this was not the case. His assessment was genuine and tailored to my specific needs. Words cannot explain how pleased and satsified I am in dealing with A1. To many more, thanks Everlast and just as importantly thank you Anthony!

We had Bob come and take a look at our chimney and roof as we are first time home buyers and wanted to ensure the chimney was in working order. we also noticed with our roof a small soft spot on our ceiling that he was able to find out that there was a small portion on our roof that needed some work to stop the issue. He was personable, professional, and ensured that all our questions were answered/ satisfied. 10/10 would recommend giving Bob a call!

Very responsive, professional, and punctual team. I called Anthony in the morning, he was at the house that same afternoon, and had workers on site by 9 a.m. the following day to repair a gas/carbon monoxide leak. He estimated the job would be done by 3 p.m., and it was completed by 1:30. Highly recommend them — 100%.

Chimney repair due to water damage and age. They also installed a new damper. Timmy, Carlos, and Victor were all excellent. They did the job with excellence and they did it quickly. From the time I called to the time they signed the contract was quick, the price was reasonable, and they were just a pleasure to work with. Once we signed the contract, they arrived to do the job as scheduled only days later. They were on time. They were polite and courteous. They did a great job and cleaned up very neatly afterwards. No hassles.
