Solving Moss and Ice Dam Issues on Wooded Lots

Closter Borough is a well-regarded Bergen County residential community of quality colonial and split-level homes on generously wooded lots — a setting that creates the distinctive roofing maintenance combination of organic growth management and ice dam prevention that defines suburban communities with mature canopy cover. The borough’s established tree canopy creates persistent shade on north and east-facing roof slopes, generating the moisture-retaining surface conditions that moss and lichen require to establish and spread. As these colonies grow, they lift shingle granules, retain moisture against the shingle surface, and progressively erode the protective layer that determines shingle service life. Simultaneously, Closter’s suburban lot configurations and colonial roofline profiles create the eave and valley conditions where ice dams concentrate during Bergen County’s freeze-thaw winters — forming ice accumulations that back water under shingles and create the attic moisture and ceiling staining that homeowners discover after the most damaging phase has already occurred.
Colonial rooflines and a mature canopy create a distinct moss growth and ice dam pattern in Closter. Backed by fifty years of pooled company knowledge throughout Bergen County, our certified roofing team addresses this maintenance cycle with specific expertise and proven structural solutions.

Preventative Maintenance & Expert Roof Restoration

In Closter’s tree-shaded residential environment, annual professional inspection specifically targeting organic growth and ice dam vulnerability is the most cost-effective maintenance strategy — catching moss establishment at early stages and identifying ice protection deficiencies before they produce active water infiltration and sheathing damage.

Roof Inspection Services

Our Closter inspections quantify moss and lichen coverage across all shaded roof elevations, assess granule retention in biologically affected areas to project remaining shingle service life, evaluate ice and water shield coverage adequacy at all eaves and valleys on the borough’s colonial and split-level rooflines, assess attic ventilation sufficiency as the primary driver of ice dam formation, and inspect chimney and vent flashing at the penetrations where ice dam water most commonly finds its interior pathway.

Roof Repairs

We perform professional biocidal moss treatment and preventive copper strip installation on Closter’s shaded residential rooftops, repair ice-dam-related eave sheathing damage, restore failed valley and chimney flashing systems, and address wind-lifted shingles following Bergen County storm events. Our repair team addresses the complete chain of causes — moss growth, ice dam formation pathways, and flashing failures — not just the visible surface symptoms.

Masonry Services for Roofing

Closter’s residential chimneys develop the standard chimney crown cracking and step flashing separation that creates interior water infiltration in Bergen County’s established suburban homes. In Closter’s wooded environment, organic debris accumulation at chimney bases accelerates flashing seal deterioration — we restore chimney masonry and flashing systems completely, eliminating the recurring winter leak cycles that partial repairs perpetuate.

Complete Roof Replacement & New System Installations

When Closter residential roofing systems have reached end-of-life — accelerated by organic growth-driven granule loss or cumulative ice dam damage — complete replacement with biological growth-resistant materials and comprehensive ice protection is the investment that resets the maintenance cycle.
roof icon

Roof Installation

We install complete roofing systems on Closter’s colonial and split-level homes using algae and moss-resistant shingles as a standard specification, comprehensive ice and water shield at all eaves and valley sections extending past the interior wall line to address Closter’s ice dam formation zone, and proper ridge ventilation to reduce the heat differential that drives ice dam formation. Every Closter installation addresses both the biological growth challenge and the ice protection gap that older installations commonly left unresolved.

Re-Roofing Services

For Closter properties with confirmed sound existing decking, re-roofing using moss-resistant premium shingle products provides cost-effective surface renewal. We assess organic growth penetration depth carefully on Closter’s most heavily shaded rooftops before proceeding — established lichen root penetration that has compromised sheathing surface integrity requires deck repair before overlay installation.

Specialized Flat Roofing & Custom Skylight Solutions

Closter’s quality suburban homes include properties with flat-roof garage additions and skylights — the latter particularly valued in wooded Closter lots where homeowners use skylights to capture natural light that the surrounding canopy limits at ground level.
roof icon

Flat Roof Services

Standard shingles simply cannot perform reliably on low-pitched surfaces like garage additions or rear extensions in Closter. To solve this, we provide durable EPDM and TPO single-ply systems that create a totally seamless, waterproof barrier. These modern flat roof options keep your home extensions dry throughout the changing seasons.

Skylights Services

Skylights on Closter’s wooded properties face specific challenges — organic debris accumulation at the skylight frame perimeter accelerates flashing seal deterioration, and the partial shade from surrounding canopy reduces the UV drying that helps maintain sealant integrity in more exposed locations. We install properly specified skylight systems with robust counterflashing integration and recommend annual perimeter debris clearing as part of the maintenance routine for Closter’s canopy-surrounded properties.

Total Home Protection in Closter Borough

Why Choose A1 Everlast for Roofing?

Closter homeowners take genuine pride in their well-maintained properties and expect a roofing contractor who matches that standard — one who specifies the right materials for the wooded environment their home actually occupies, rather than installing the same generic suburban shingle product regardless of site conditions. A1 Everlast has served Bergen County’s wooded suburban communities for over 50 years, and our Closter specifications reflect that accumulated knowledge: moss-resistant shingles as a standard product selection, ice and water shield coverage extended past the code minimum to address Closter’s actual ice dam formation zone, and preventive copper strip installation as a routine follow-up to organic growth treatment. These are the specifications that actually protect Closter homes for the long term.
Our ice dam expertise is particularly relevant for Closter’s colonial housing profile. The standard colonial eave geometry — with a heated room directly above a shallow soffit overhang — is among the most ice dam-prone configurations in Bergen County’s suburban housing stock. We assess each Closter colonial’s specific attic thermal condition and eave geometry during inspection, providing targeted recommendations for both roofing membrane coverage and attic ventilation improvements that together deliver the most durable ice dam protection available for this property type.

FAQs About Roofing in Closter Borough

Get answers to common questions about our services.

How quickly does moss establish on a new roof in Closter's wooded environment?
In Closter’s well-shaded residential lots, visible moss establishment on standard asphalt shingles without biological growth resistance typically begins within three to five years on north-facing slopes that receive limited direct sunlight. Properties with the heaviest surrounding canopy — particularly those with mature oaks directly overhanging north-facing roof sections — can see moss establishment within two years of a new standard shingle installation. Algae-resistant copper-infused shingles extend this interval significantly by releasing trace copper with each rainfall, maintaining an inhospitable surface for biological colonization throughout their service life.
No — pressure washing is consistently the most damaging moss removal approach for asphalt shingles. The mechanical impact force that dislodges moss colonies simultaneously removes granules from the shingle surface, stripping a year or more of remaining granule life from a single wash session. On Closter’s aging shingle systems where granule retention is already reduced, pressure washing accelerates the end-of-service timeline significantly. Professional biocidal soft-wash treatment removes moss chemically without mechanical granule disruption — it is consistently the appropriate approach for Closter’s residential rooftops.
Building code requires ice and water shield to extend a minimum of 24 inches inside the interior wall line at each eave. For Closter’s colonial homes, we extend coverage to at least 36 to 48 inches past the interior wall line, ensuring the membrane protects against the larger ice dams that Bergen County’s multi-day freeze-thaw events can generate. The exact extension is determined by the property’s eave overhang dimension and attic thermal condition, both of which we assess during the roofing evaluation before finalizing the specification.
Yes, in many cases. If ice dams are forming because of inadequate attic ventilation — allowing warm interior air to heat the roof deck and melt snow above — improving the ventilation balance between soffit intake and ridge exhaust reduces the thermal differential driving the melt cycle without requiring simultaneous roof replacement. We often recommend attic ventilation assessment and improvement as the first intervention for Closter homeowners experiencing ice dam problems, followed by ice and water shield membrane upgrade at the next roof replacement cycle for lasting comprehensive protection.
Yes. Leaf litter, seed pods, and bark material that accumulate at the chimney-to-roof junction on Closter’s wooded properties retain moisture against the step flashing and counterflashing surfaces, promoting corrosion of ferrous metal flashing components and degradation of sealants at the masonry joint interface. Combined with the freeze-thaw cycling that mechanically stresses the flashing system, this organic debris environment accelerates Closter chimney flashing failure compared to more exposed, debris-free chimney environments. Annual debris clearing at chimney perimeters and regular professional flashing inspection are both important maintenance practices for Closter homeowners.

Back in 2020 A1 Everlast demo’d my dad’s front stairs and rebuilt a beautiful stone porch & set of stairs in its place. They were a great bunch of guys knowledgeable, kind, quick & skilled. Unfortunately due to the weather & a lot of rain the stairs sustained a little damage. Since my dad passed away in 2024 I reached out to Tim to inquire about the 10yr warranty they had given for their workmanship. I can’t say enough about Tim. He was so apologetic & went to work right away to resolve the problems we were encountering. All while he himself was dealing w/ a private health issue within his family. Thank you Tim for everything I highly recommend A1 Everlast for all concrete and stair/porch work! They are #1

We had a great experience with A1 Everlast. They rebuilt our fireplace box, installed a new liner, and added a new crown, and everything was done with excellent attention to detail. John was especially attentive throughout the process and made everything feel simple and stress-free.

The team was very professional, respectful, and easy to work with. We also really appreciated how quickly they were able to get started—coming out the very next day after inspecting our chimney.

Overall, we’re extremely happy with the quality of the work and would highly recommend A1 Everlast to anyone needing chimney repairs or restoration!

If you are looking for a contracting company that actually delivers on its promises, look no further than A1 Everlast. From start to finish, my experience was nothing short of exceptional, and that is largely thanks to Anthony.
In an industry where it’s hard to find people you can trust, Anthony is a breath of fresh air. His professionalism was evident from our very first meeting; he arrived on time, respected my property, and communicated clearly throughout the entire process. What impressed me most was his depth of knowledge. He didn't just give me a quote; he took the time to explain the technical aspects of the job, offered intelligent solutions for my specific needs, and ensured I understood exactly what was being done and why.
Perhaps most importantly, Anthony operates with a level of honesty that is rare to find. A number of contractors I've come across in my years of being a real estate investor have attempted to fabricate issues just to secure a job to perform. It was intuitively clear to me that after speaking with Anthony this was not the case. His assessment was genuine and tailored to my specific needs. Words cannot explain how pleased and satsified I am in dealing with A1. To many more, thanks Everlast and just as importantly thank you Anthony!

We had Bob come and take a look at our chimney and roof as we are first time home buyers and wanted to ensure the chimney was in working order. we also noticed with our roof a small soft spot on our ceiling that he was able to find out that there was a small portion on our roof that needed some work to stop the issue. He was personable, professional, and ensured that all our questions were answered/ satisfied. 10/10 would recommend giving Bob a call!

Very responsive, professional, and punctual team. I called Anthony in the morning, he was at the house that same afternoon, and had workers on site by 9 a.m. the following day to repair a gas/carbon monoxide leak. He estimated the job would be done by 3 p.m., and it was completed by 1:30. Highly recommend them — 100%.

Chimney repair due to water damage and age. They also installed a new damper. Timmy, Carlos, and Victor were all excellent. They did the job with excellence and they did it quickly. From the time I called to the time they signed the contract was quick, the price was reasonable, and they were just a pleasure to work with. Once we signed the contract, they arrived to do the job as scheduled only days later. They were on time. They were polite and courteous. They did a great job and cleaned up very neatly afterwards. No hassles.
